@deprecated_ii he's not wrong. I know a guy who told me he looked at homebuilders, saw how poor quality they are compared to commercial or old homes, and said yeah go buy an old home.

You can find people who will build you whatever you want, if you pay out the ass
If he really wants what he says he wants he can find an architect who will design it and then he can be his own GC. If people refuse to build with certain materials he should ask why. For example, I don't see why he'd want a masonry foundation
And at least part of that comes down to the bad taste and climber/striver ambitions of your average upper-middle class university trained shitlib. Not all comes down to that, but at least a part.
They would rather have a 2500 sq ft. house made of shit materials, so that's what goes.
I'm sure the guy I know who was into commercial buildings could build a residential building to that code if he wanted to. Namely, he loved how commercial buildings have to be built to a stricter code which also means that trade people like him can actually do repairs and whatnot easier (and they last longer).
