   @dushman I like the Nordic village method, everyone participates in making wooden house in the village in matter of weeks before the fall/winter season hits.
   The return of investment is couple participating in village affairs. It just cost some trees and the weeks spent making the house. And no greedy landowner with rent, just the full and real cost of manufacturing paid by social obligation and service. Lasts 40-60 years through winter.

     I'm European and the entire concept of HOAs seems so fucking absurd to me. Why would you buy a house with the caveat that some old farts can fine you for having your grass 1mm too tall? Anything like it would be straight up illegal here.
