@allison @lispi314 @davidho yeah that sort of true mixed use seems like the way to go. it feels like outrageous government overreach to me that you can be prevented from running a business out of your home (land that you own) depending on nothing more than the whims of your locality
as far as I can tell various specifics of zoning laws are at the root of how we end up with concrete jungles, the reason we don't get sufficiently dense residential, the driver of ridiculously high home prices, and ultimately the reason walkable neighborhoods don't develop on their own over time
unfortunately I don't see most of it changing because for housing to become affordable that means property values drop which means people lose their "investments" with no hope of getting them back
