the issue there is the state of zoning laws (in most of the US at least). and even if you fix those laws the entire ecosystem still has to develop before going without a car becomes viable

agreed. I acknowledged that there's a serious issue with them *in this particular case*

seems like a lot of assumptions are going on there. same thing with the LVT article you linked earlier. if you penalize speculation it *might* result in productive use of the land or it might just result in land values plummeting. presumably that will vary by location
